This is something those of us lucky enough to live in Marbella have known for the past few years, as sales of luxury villas and apartments in the town—many to British buyers—have been resurgent since 2013 and helped to lead the national property market out of the doldrums. Now, in an article in the Daily Express, headlined Brits back to sunny Spain for overseas property, it would appear the UK press has also caught up with the news that the Spanish real estate market, particularly in major cities and the Spanish Costas, emerged from the property slump a while ago now. Spain top of property list In the piece by Harvey Jones, he highlights research by overseas mortgage specialists Conti, which showed that real estate in Spain tops the list of European destinations among Brits looking to buy abroad. Jones quotes Conti Director, Clare Nessling as saying: “Spain remains top of the list for British buyers, accounting for roughly half of our enquiries (for Europe).” In fact the full report goes a little further, stating that of Britons enquiring about property in Spain, 23 per cent were looking to the Costa del Sol. AVS 01086 - AP - Mediterraneo Resort-1024 Nessling also added: “The Spanish property market is on the up again after a tough few years and British investors are rediscovering their love for this beautiful country.” The Daily Express story ties in with data from a variety of sources, with sales reported to be rising by the Institute of Notaries, various property portals, the Spanish government and banks. Nearly every indicator shows the importance of foreign investors, with the British leading the way. Property buyers enticed to Spain Factors that are enticing more British buyers to Spain, according to the article, include the booming UK property market—which means people have substantial equity to release in order to buy in Spain—and the favourable exchange rate. Add in the availability of quality homes at an affordable price, plus of course almost guaranteed sunshine and the Spanish lifestyle, and we can see why Spanish resort towns like Marbella are enduringly popular with British buyers. The result of this rebounding demand is already being felt, with rising prices—up 4.2 per cent nationally in the three months to June—making real estate an increasingly attractive investment again.
